ACCESS STATEMENT FOR BRAMLEY COTTAGE, AT BOSILLIAC HOLIDAY COTTAGE, PENWARNE ROAD, MAWNAN SMITH, FALMOUTH, CORNWALL, TR11 5EN

Introduction

Orchard Cottage is one of two cottage self catering cottages at Bosilliac Holiday Cottages.  We hope the following information will help you as much as you need, if you have any queries please let me know and I will be happy to help.

Bosilliac Holiday Cottages are situated approximately half a mile from the village of Mawnan Smith, and 5 miles south west of Falmouth.  The Helford River is approximately 2 miles to the south.

Services

Buses can be taken in Mawnan Smith at the bus stop near the Red Lion at the beginning of Parc an Mans and they go to Falmouth.  There is a telephone box next to the bus stop and public toilets as well, which are open from 9.30am to 4.30pm from Easter to the end of September.  The nearest Train Station is Penmere Halt, train run frequently to Truro and into the Dell near Falmouth Docks just along the road from the main shopping area of Falmouth.  Truro is a main line station approximately 12 miles from Falmouth.

Constantine Carriage Company is very useful locally around Mawnan Smith if you wish to go out to a restaurant for the evening and their number is 01326 341291.

The General Stores in the village has a post office and off licence.  Closing time is 5.30pm on week days and 5.00pm on Saturday.  It is also open on Sunday morning for newspapers.

Building Structure, Surroundings and Facilities

Bramley Cottage is 9m60cm long x 8m wide and is a single storey concrete block building with slate roof.  There are 2 double glazed doors 84cm wide one has a single step leading to it 12cm high and the other is off the raised terrace with one step leading to it 14cm high.  A ramp leads onto the terrace and has wood railings and a hand rail along the side of the ramp and all around the terrace, which measures 9m50cm x 3m.  All the windows are wooden casement style and double glazed.  There are outside lights positioned above each door and on the corner of the front of the building.

To reach this cottage it is necessary to pass by Orchard Cottage and across its parking area through an opening in the dividing hedge onto Bramley Cottage private gravelled parking area overlooking the meadow in front of the cottage. There is a gate in the fence leading into the meadow.

The dustbin and bottle crate are kept below the decking of the cottage.

Living Area and Terrace

The raised terrace is 9m50cm x 3m and 1m25cm above ground level. It is wood decking and has wood railings all around the edge.  There is a garden table and 4 chairs on the terrace.  From the terrace you enter the living area of the cottage which is divided into 3 areas, Kitchen with half partition, Dining and Lounge areas.  The room measures 7m20cm x 4m6cm and has a solid oak floor, it has 4 double glazed casement windows.  The heating is provided by 2 Creda Night Storage Heaters one is 3KW the other is 1.5KW, and there is a stove effect electric fan heater set in a wood mantel surround.  The lighting is provided by two x 4 halogen spot lights on a stainless steel bar, one above the kitchen area and the other above the lounge area.  Internal doorways measure 74cm wide.

Kitchen – measures 3m x 2m and has oak floor boards.  The cupboards are made of oak wood and cover 3 sides of the kitchen with the 4th side open to the dining area.  The appliances are built in except the washer/dryer, which is free standing and made by Bocsh.  There is an Electrolux slimline dishwasher, an Electrolux single oven with ceramic hob above and extractor fan.  There is an Electrolux fridge with ice box and 3 drawer free standing freezer.  There is also a small microwave.

Dining Area – measures 3m x 2m30cm and has a 4ft square wood table with 4 matching ladder back chairs.The dining area overlooks the terrace.

Lounge Area – measures 4m30cm x 4m15cm.  There is a wood fire surround and heater on the terrace side of the room opposite the door leading to the corridor.  The sofa and 2 upholstered armchairs look towards the door leading to the terrace.  There are two windows overlooking the meadow, one of which is an escape window and is marked on the floor plan.  In the corner of the room there is a 26 inch Samsung television with FreeView installed and a CD player on the shelf underneath.  In front of the sofa is a rug with an oblong coffee table on top.  Behind the sofa is a standard lamp.  At the back of the room is an oblong sideboard containing literature, tablecloths, books and toys.  Also behind the sofa is a storage cupboard measuring 58cm x 1m95cm, which contains a vacuum cleaner, floor brush and mop, an ironing board, and clothes dryers.  There is a WiFi Broadband connection available through a BT Home Hub, which is located in Orchard Cottage, but it can be accessed from Bramley Cottage.

Corridor

The bedrooms are accessed from a doorway 74cm wide, positioned between the kitchen and lounge areas and there is no step.  A corridor leads to the bedrooms and bathroom and to the rear external door.  The corridor measures 4m60cm long x 1m15cm wide and has a solid oak floor.  The external door at the end of the corridor is 84cm wide and is half glazed.  The electric meters are position on the left hand wall just by the external door.   A 3KW Creda Night Storage Heater is situated on the wall opposite the bathroom door.

Between the bathroom and the small bedroom there is a cupboard containing the water heater and has an airing shelf above.  The corridor is lighted by a glass shaded 100W bulb.

Double Bedroom

The double bedroom measures 2m90cm x 3m76cm and is carpeted.  There are 2 double glazed casement windows measuring 1m x 1m30cm and 86cm x 96cm.  The larger window is an escape window and is marked on the floor plan.  The 5ft divan bed has an oak slated headboard.  There is a 3 drawer chests of drawers with bedside lamps on each side of the bed, and there is a larger set of chest of drawers opposite the end of the bed 1m20cm away, with a mirror above and a bedroom chair beside.  The built-in wardrobe measurers 53cm x 1m95cm and has a shelf above.  Lighting is provided by a single 100W pendant light positioned centrally on the ceiling.

Bunk Bedroom

The bunk bedroom measures 2m90cm x 2m and is carpeted.  The bunk beds are made of wood and have two 3ft mattresses.  There is a ladder leading to the top bunk.Beside the bunks is a small bedside chest with 3drawers and bedside lamp on top.  A bedroom chair sits alongside this under the window which measures 1m x 58cm.  There is a mirror on the wall opposite the bunk beds and also a set of clothes hooks.

Bathroom

The bathroom measures 2m40cm x 2m90cm with a 74cm wide doorway and has a ceramic tiled floor and ceramic tiles half way up the walls.  The walk in shower measures 90cm x 90cm and has a pivot glass door, a Redring electric shower and a shower light.  The bath is 170cm long with handles and has a set of chrome mixer taps.  The toilet is opposite the bath by 94cm with a pedestal wash basin alongside, with mirror and shaver light above.  The 400W Dimplex ladder heater/towel rail is on the wall next to the wash basin.  There is a central sealed light on the ceiling and an extractor fan in the corner above the toilet.  The 2 windows have frosted double glazed glass and measure 1m30cm x 54cm and 87cm x 54cm.

FIRE RISK ASSESSMENT

Living Area – Electric Cooker – The cooker is positioned away from the door-way so that a fire would not obstruct the exit from the cottage.  A fire blanket is positioned at the end of the work unit to be in easy reach should a fire occur in the kitchen area.

Living Area – Electric Heaters – The 3 heaters in the living area are 2 storage heaters and one fan heater in the electric wood burning stove style heater.  The exit door from the living room is not close to any heater.

There is a heat detector on the ceiling between the lounge and kitchen area, which is connected to the electric system.

In case of accidents there is a first aid kit in the small cupboard next to the fridge.

There is a door in the living area leading to a terrace with a ramp leading from it to the car park area.  A torch is stored in the small cupboard on the right-hand side of the fridge.

Bedroom and Bathroom Area – Electric Shower - There are electric shower in the bathroom.The switch for the showers is situated on the wall just outside the bathroom and should be switched off when the shower is not in use.

Electric heaters can be a risk, and should be switched off at the power point when not in use.  Night Storage Heaters are less of a risk and can remain switched on.  Heaters should not be covered; clothes should be dried on the drying racks provided, which are stored in living room cupboard.

There is a smoke alarm on the ceiling in the corridor, which is connected to the electric supply.

An Escape Window is fitted in the master bedroom and there is a door leading to the car park from the corridor.

Building Structure, Surroundings and Facilities

Orchard Cottage is 20m long x 8m wide and is a single storey concrete block building with slate roof.  There are three double glazed doorways, one at ground level, one with three steps leading to it each 15cm high and the other with a ramp running up to a level decking area with one step 6cm high into the building.  The ramp and decking area has slatted wood railings and a waste height hand rail.  All the windows are wooden casement style and double glazed.  There are outside lights positioned by each doorway.

There is a large open area for parking in front of the Cottage, which is gravelled.  The cottage and car park overlook a meadow, with a gate and steps leading down to it.  To one side of the cottage there is an outbuilding, which houses garden furniture, barbecues, toys and wood for the wood burning stove.  Beside this building there is a bin for rubbish and crate for recycling bottles.

On the roadside of the cottage there is an area of grass with steps leading to it and a hedge and gateway to protect the building from the road, which is 18m away from the back door.

A hedge divides the property from the neighbouring Bramley Cottage.

Living Area

The living area is an open plan space with high a ceiling and 2 exterior half glazed double doors measuring 1m70cm x 2m.  The room has 4 double glazed casement windows.  The room measuring 7m x 7m70cm has solid oak floor-boards.  The room is divided into 3 areas, kitchen with half partition, dining room area and lounge area with a Stovax Stockton 8KW wood burning stove set into a brick fireplace with wood lintel and slate hearth.  There are 2 large 3KW Creda Night Storage Heaters in the living area, 1 on the left hand wall as you come in the front door, and 1 large Night Store Heater to the right as you come in the back door.  The room is lighted by 4 pendant lights with 100w bulbs.

Kitchen – measures 3m17cm x 3m50cm and has a ceramic tiled floor, oak kitchen cupboards on three sides and the fourth side is open to the dining area.  The kitchen has a built in Electrolux fridge and freezer, a free standing Zanussi/Electrolux double oven cooker with ceramic hop, a full size free standing Bosch Dishwasher, and a free standing Bosch Washing/Dryer.  There is also a microwave.

Dining Area – measures 3m50cm x 4m and has an oblong table 5ft x 3ft and 6 matching ladder back chairs.  The dining area looks out over the grassy area at the back of the property.

Lounge Area – measures 7m x 4m20cm with fireplace positioned centrally on the end wall of the cottage.  There are 2 large sofas and 2 wood framed upholstered armchairs.  A rug sits in front of the fireplace with an oblong coffee table on it.  There are 2 small occasional tables at the end of each sofa and a pedestal reading lamp at the side.  A fire guard is kept in the corridor cupboard.  There is a Panasonic flat screen television with FreeView installed and a Panasonic CD player on the shelf underneath.  The television is situated in the corner of the Lounge area where there is also a hi-fi system.   A side table contains books, literature, and a visitor book.  WiFi Broadband is available through a BT Home Hub.  This serves both Orchard Cottage and Bramley Cottage.  It is located on the window sill behind the literature table.  

Corridor

The bedrooms are accessed from a door 82cm wide, positioned between the kitchen and dinging area and there is no step.  A corridor leads to the bathroom, bedrooms and airing cupboard/storage cupboard.  The electric meters are positioned on the wall on the right hand side, just inside the corridor.  The corridor is carpeted and measures 8m70cm x1m.  The bathroom and master bedroom are on the right hand side and the twin bedroom and 2 single bedrooms are on the left hand side of the corridor.  A large 3KW Creda Night Storage Heater is positioned on the corridor wall between the 2 single bedrooms 5m30cm down the corridor from the living area.  The Corridor is lighted by 2 pendant lights with 100W bulbs.

Between the bathroom and the master bedroom there is a cupboard containing a water heater and airing shelf and space to store, a vacuum cleaner, brush, ironing board, clothes rack, cot, high chair and fire-guard.

At the end of the corridor there is a double glazed window measuring 58cm x 114cm looking out over the driveway.  On the wall to the right hand side of the window is a row of coat hooks.

Main Bathroom

The bathroom measures 2m90 x 2m60cm with 74cm wide doorway and has a ceramic tiled floor and ceramic tiles half way up the walls.  The walk in shower measure 90cm x 90cm and has a pivot glass door, a Redring electric shower and a shower light.  The bath is 170cm long with handles and has a set of chrome mixer taps.  The toilet is opposite the bath by 1m2cm with a vanity unit alongside with large mirror above and 2 down lights.  The 400W Dimplex ladder heater/towel rail is on the wall next to the vanity unit.  There is a central sealed light on the ceiling and an extractor fan in the corner above the toilet.  The window has frosted double glazed glass and measures 53cm x 1m13cm.

Master Bedroom and Shower Room

The Master Bedroom measures 6m x 2m90cm, it is carpeted and has an adjoining Shower Room.  There is one double glazed window 1m14cm x 1m29cm and a half glazed exterior door leading the gravelled area.  There is a 5ft divan bed with oak slatted headboard, 2 small bedside chests of drawers and bedside lamps.  The built-in walk-in double wardrobe measures 2m x 1m20cm and has a storage shelf above and built-in shelves down one side.  There is a wood framed upholstered chair and a large wall mirror.  A small flat screen television sits on a side table in the corner between the shower room and the outside door.  There is a 1.5KW Creda Night Storage Heater on the wall on the right-hand side of the bedroom window.  The lighting is from 2 pendant lights.

The Shower Room measures 2m20cm x 2m66cm and there is no step into the room.  The doorway measures 72cm and the room has ceramic tiled floor and walls.  The 2 windows have frosted double glazed glass.  The walk in shower measures 1m20cm x 80cm with glass panels and door.  It has a Redring electric shower.  Opposite the door is a 1KW Dimplex heater and towel rail.  Facing the Shower at a distance of 1m25cm is the toilet and on the left hand side of the door is a vanity unit with mirror above with 2 down lights.  There is a central sealed light and extractor fan in the corner above the toilet.

Twin Bedroom

This is the first bedroom on the left as you enter the corridor, which measures 3m50cm x 2m90cm.  It has 1 double glazed escape window measuring 1m27cm x 1m12cm, 2 single 3ft beds with a 3 drawer chest of drawers and bedside lamp between them.  The beds have wooden headboards.  There is an additional large chest of drawer on the wall opposite the beds with mirror above.  The built in wardrobe measures 1m95cm x 58cm and has a shelf above.  The room is carpeted and has a single pendant light centrally positioned in the room.  A basket chair is also provided.

Single Bedroom 1

This bedroom is carpeted and measures 2m90cm x 2m55cm.  It has one double glazed window measuring 1m14cm x 1m134cm.  The bed is a 3ft wide divan and has a wooden headboard and there is a small bedside table and lamp alongside.  There is a long 4 drawer dressing table, with stool and dressing mirror on top.  The dressing table is positioned in front underneath the window.  The built in wardrobe measures 43cm x 1m95c and has a storage shelf above.  There is a 1.5KW Creda Nigh Storage Heater on the left-hand wall beside the window.  There is a single pendant light positioned centrally on the ceiling.

Single Bedroom 2

The bedroom measures 2m14cm x 2m90cm and has 1 double glazed window measuring 1m14cm x 1m15cm.  The single bed is a 3ft wide divan and has a wooden headboard.  There is a small bedside table with bedside lamp next to the bed and next to this is a basket chair.   A 1.5KW Creda Nigh Storage Heater is positioned underneath the window. There is a combined wardrobe, set of drawers with a dressing table top with mirror above in the corner of the room by the door.  The lighting is from a single pendant light positioned centrally on the ceiling.  The room is carpeted.

FIRE RISK ASSESSMENT

Living Area – Electric Cooker in Kitchen area – Tiled floor should prevent spread of fire, and a fire blanket is positioned on the wall near the entrance door so that it is within easy reach from the kitchen area as well as the lounge area.  A fire extinguisher is located on the end of the kitchen work-top near the door.  The exit door is nowhere near the cooker, so that escape route from the building is clear.

Living Area – Wood Burning Stove – Slate hearth should prevent quick spread of fire, and a fire blanket is positioned on the wall near the exit door and alongside is a fire extinguisher.  A metal fire guard is located in the hallway cupboard and the doors of the wood Burning Stove should remain shut when lit.  Wood should not be piled up close to the stove.  The hearth area is wide and wood can be placed a safe distance from the stove itself.

There is a heat detector on the ceiling between the dining and kitchen area, which is connected to the electric system.

Bedroom and Bathroom Area – Electric Shower - There are electric shower in the bathroom and en-suite.  The switch for the showers is situated on the wall just outside the bathroom and should be switched off when the shower is not in use.
